Acquisition Criteria
We at Shamrock-Shamrock, Inc. are looking to purchase
existing hotel properties nationwide and are looking to buy a
portfolio of hotels. Our acquisition criteria is as follows:
1. We are looking for existing, interior corridor
hotels near International Airports or in metropolitan downtown areas
nationwide. Hotels must carry a flag or must be capable of being
reflagged in 9 months or less. Prefer hotels that have been in
operation for at least 3 years or more, 90 – 400 rooms and a cap
rate of 9.5%. Full service, limited service and mixed use
properties.
2. We would consider purchasing a portfolio of existing hotels in
any area, interior or exterior corridor on a case-by-case basis.
3. An existing interior corridor hotels in resort areas, cap rate
must be 11% or higher.
